Estates and Facilities Managers must be able to
demonstrate effective control of any
risk and
provide maintenance staff with suitable and sufficient
hazard and safety information.
The requirements as described by HSE in HSG65 are:
"You should carry out an assessment before you do work which presents a risk of injury.
Significant risks are those that are not trivial in nature and are capable of creating a real risk to health and safety which any reasonable person would appreciate and would take steps to guard against.
Your risk assessment should include consideration of what, in your business, might cause harm (and how) and the people who might be affected. It should take into account any controls which are already in place and identify what, if any, further controls are required.
You should be able to show from your assessment that:
• a proper check was made;
• all people who might be affected were considered;
• all significant risks have been assessed;
• the precautions are reasonable;
• the remaining risk is low. "
With the Risk Control Manager App, staff can use a resource of over 500 Facilities task risk assessments or create dynamic risk assessments on the go using a phone or tablet, putting the information they need directly into the palm of their hand.
Existing risk assessments can be used for PPM or reactive works, or staff can customise their own, based on ones already in the system.
All risk assessments are available on an Apple or Android enabled app and can take as little as 30 seconds to complete.
Each user has a unique log in but all users pool their resources. If one team member carries out a risk assessment on an asset or type of work, each other team member can then use that risk assessment when they come to do the work next time, saving time on carrying out additional assessments.
All risk assessments completed are time and date stamped and can be accessed via any web-enabled device. As soon as an assessment is complete, it is immediately available via web access records as a PDF.
Supervisors and managers can see what assessments have been completed, by whom and when, giving evidence for any health & safety audit that the work being carried out is compliant.
All assessments can be amended easily to suit local circumstances with new ones created using the Edit function. Output of the information is via PDF, so it can be saved for access via the portal, other devices or printed, as required.
The stock risk assessments should be examined and adjusted as required for local circumstances. Because most of the work has already been done, this is an easy process and takes very little time. The assessments have provision for the user's signature and a date. All risk ranks are automatically coloured using the traffic light system, making identifying high risks easy.
